Sunland Park council approves zoning change on McNut Road to C2 with conditions

The Sunland Park City Council voted unanimously on Jan. 20 to approve ZC 25140, a zone change that will reclassify 2705 McNut Road from R1/MFTtc to C2 to permit commercial development and an added building at the rear of the property.
City planning staff said the application was received Nov. 20, that a Development Review Team meeting was held Dec. 4, and that public notice letters produced no responses in support or opposition. "Staff recommends approval with the conditions stated below," the planner told the council.
Council discussion centered on one condition's wording: staff and councilors debated whether the condition should use "shall" or "should". Councilors concluded that retaining the stronger wording "shall" better aligns the property with the city's master plan and maintains the commercial character along Highway 273 (McNut Road). With that language preserved, the council approved the zone change with the stated conditions.
No members of the public addressed the council during the hearing and the planner said city departments (including fire) had coordinated on technical comments. The council's approval was recorded by roll call as unanimous.
