Town staff weigh rental fees, cleaning costs for new Alpheus Clark House lodge

Ms. Ivers reviewed comparable county lodge rates and described the lodge’s inventory (14 round tables, 140 chairs, prep kitchen, indoor and outdoor spaces) to give the board context for pricing. Staff recommended a single base rental rate and a substantially higher nonresident surcharge to preserve a resident benefit; staff suggested a nonresident premium in the order of about 50% above the resident rate but said no final numbers had been set.
She also said staff had asked the utility company for usage data from a comparable facility to estimate heating and cooling costs and that the town will not finalize fees until it has the janitorial bid and that energy estimate. Ms. Ivers recommended bringing a firm fee proposal to the board at an upcoming work session once bids and utility information are available.
Next steps: staff will return with a proposed rental fee schedule after receiving the janitorial bid and RG&E usage data and will include considerations for resident versus nonresident pricing and options for added services (tables/chairs/tent).
