Select Board approves Estella Patriot Place alcohol license transfer at Patriot Place

Tom Miller, attorney for the applicant, said owners Lillian Brandeo and George Breno plan modest renovations to the existing Skip Jacks footprint at Patriot Place, retaining the previously approved patio and not changing the back‑of‑house layout. Miller said the total space is “just short of 8,000 square feet inside and out” with seating for about 208 and that Lillian Brandeo would serve as manager of record.
“I like to refer to Estella as a her…we bring the community together,” Lillian Brandeo said, describing the concept as international‑American fusion and saying the team’s Boston operation informed the plan to serve both local and corporate customers.
Board members asked routine licensing questions, including whether common victualler or entertainment licenses were included in the packet; the town manager said the entertainment license was not before the board and would be placed on a future agenda. The board recorded a roll‑call approval: Mark, Bill, Debbie and Dennis voting yes.
The town manager and applicants said construction progress suggests a July opening is possible but subject to construction approvals and equipment delivery. The board closed the public hearing after an opportunity for audience input and approved the license transfer.
Next steps: The license transfer is effective per the board’s approval; any additional licenses (common victualler, entertainment) will be considered at a subsequent meeting.
