The Chubbuck City Council approved two related land-use actions on Feb. 4, 2026, to correct a discrepancy between a recorded plat and the city’s zoning map in Legacy Park Division 2.
The council adopted Resolution 2026-00003 to amend the comprehensive plan future-land-use map from commercial to high-density residential for approximately 0.87 acres located south of New Day Parkway between Park Lawn Drive and the Union Pacific Railroad. Brandon Ratliff, the applicant and a developer with Land Quest Development, told the council the change is a housekeeping correction to align the zoning line with the platted Lot 15 in Division 2.
Council members then considered Ordinance 886, a separate title-map amendment to rezone about 0.43 acres from general commercial (C2) to dense residential (R4) for the same area. Staff noted minor, non-substantive edits to the ordinance’s legal description (correcting wording such as "ITD monument" and changing "set said point also E I N G" to "being") and a correction to the effective-date phrasing; those edits were described as clerical and not changing substance.
The council voted to waive three readings of Ordinance 886 and then adopted it as presented. Roll-call votes on the resolution and on the ordinance and its reading-waiver were recorded as unanimous 'yes' from Council Members Reese, Heiner, Evans and Hernandez.
