The Foxborough Planning Board approved a minor modification for the Patriot Park LLC project at 138 Washington Street that adds three residential units, bringing the total from 32 to 35.
Cameron Grade of Bay Colony Group, presenting on behalf of Patriot Park LLC, said rotating two southern buildings and shifting the site layout allowed the developer to add three units without increasing impervious coverage. "By rotating these units, it has allowed us to add an additional 3 units, bringing our total units up to 35 from 32," Grade said, describing a new retaining wall and updated utilities to accommodate the change. He told the board the septic system had previously been sized in anticipation of additional units.
Board members asked about fire‑department access; Grade said he met with the town engineer and Fire Department and that a 40‑foot alleyway/hard turnaround (acting as a hammerhead) was provided to meet turning requirements. The applicant also said utilities in the area were updated and the proposed change did not increase the development's impervious surface compared with the originally approved plan.
After discussion, a board member moved to close the public hearing for the minor modification and then moved to approve the request; the board voted in favor.
The approval allows the developer to proceed with modifications while the project continues construction, subject to any standard and site‑specific conditions the board included in its motion. Next steps will include continued construction oversight and any remaining permit filings required by town staff.
