Authority expects roughly 400–433 new sewer EDUs as DEP reviews CAP; Sanatoga development under review

The Lower Pottsgrove Township Authority was told Sept. 9 that its submittal to the state environmental regulator could yield roughly 400 to 433 additional sewer equivalent dwelling units, a change that would affect system capacity and future developer connections.
Manager Edward C. Wagner said the Authority’s engineer, Fred Ebert of Ebert Engineering, has been working with the Pennsylvania Department of Environmental Protection during the CAP review and that the Authority should know the precise allocation within about a week and a half. "We should be getting between 400 and 433 additional EDUs," Wagner said.
Ebert, reporting the Authority’s September monthly engineering update, described current flows as “relatively low,” and noted development activity under review. He said plans from Sanatoga Land Holdings for a project on Evergreen Road would add about 57 EDUs for commercial units and about 129 EDUs for residential units, for a total of roughly 186 EDUs under that single proposal.
If DEP’s CAP determination increases the Authority’s available EDUs as estimated, more capacity would be available for projects now under review, Ebert said. The engineer said he expects clearer confirmation from DEP within roughly 10–12 days.
The Authority did not take any formal action Sept. 9 to allocate CAP-derived EDUs beyond a separate, immediate motion that approved the allocation of a single EDU for 809 Oak Drive.
