The Findlay Township Planning Commission on April 28 tabled consideration of a proposed Maiella Properties, LLC subdivision pending further review of zoning lot‑size requirements.
Assistant Manager/Planning Administrator Brandon Stanick described the proposal to subdivide a portion of Parcel 1 and consolidate with Parcel 2, yielding proposed new Parcel 1 (A‑47) at 7,873 square feet (0.1807 acres) and new Parcel 2 (A‑44) at 15,125.1312 square feet (0.3473 acres). The applicant had indicated an intent to file a Conditional Use application to operate an auto detail shop on Parcel A‑44 and to request planned development status for Parcel A‑47 to allow a smaller lot size, but the proposal was revised to a subdivision only.
Don Sawyer of LK Land Services, speaking for the applicant, said the applicants "aren’t sure if an auto detail shop will be done" and want to complete the subdivision first. Stanick told the commission the lots do not meet the 20,000 square‑foot requirement for a conditional use and would require a variance from the Zoning Hearing Board. Member Rade Opacic moved to table the Maiella Properties subdivision to the May meeting; Member John Yarowenko seconded, and the motion passed unanimously.
Mr. Sawyer told the commission he would contact Mr. Stanick to discuss the options for the property. No vote on the subdivision was taken; the item remains pending further review and applicant follow‑up.
