At its June 6 meeting the Woolwich Township Joint Land Use Board granted three-year extensions of Final Major Subdivision approval for two Weatherby projects, citing slowed buildout and market conditions.
Applicant counsel P. Chacanais and engineer Jim Miller testified that market conditions have delayed construction and that the Municipal Land Use Law permits extensions; Miller said the request also ties back to the original General Development Plan and developers’ agreement. Solicitor Mike Aimino explained that the extension protects the approvals from future zoning changes for the requested period, and Planner Ashton Jones agreed that a three-year extension was appropriate in these instances rather than multiple one-year extensions.
For Summit Ventures (Villages II at Weatherby, Sections 2.6) the board first discussed the request and then approved a motion to grant a three-year extension (Res#2024-26). Roll-call votes on the initial request recorded eight yes votes and one no (Juliano); the memorializing resolution passed in a subsequent roll call with eight yes votes recorded.
The Four Seasons at Weatherby (Phase 3, Sections 5) presented similar testimony; the board approved a three-year extension (Res#2024-27) on a roll call that recorded eight yes votes. Mayor Matthias asked a question regarding stormwater regulations and Solicitor Aimino clarified that stormwater standards are state-controlled and held to the standards in effect at the time of the original approval.
Both resolutions instruct the Planning Department to record the extension; no new conditions or financial figures were recorded in the JLUB minutes.
