The Ennis City Commission voted to amend the zoning map for a 0.8753-acre tract at 2900 Northeast Main Street, changing the site from single-family residential and corridor commercial to Light Industrial & Manufacturing to allow a self-storage facility.
City planning staff told the commission the property is currently split-zoned, that self-storage is allowed by right in the requested district, and that the city’s future land use plan designates the parcel for industrial use. Staff said notification letters were sent to five adjacent property owners within 200 feet and that no protests were filed. The Planning and Zoning Commission unanimously recommended approval on Feb. 9, 2026.
The mayor opened a public hearing; no members of the public offered testimony and the mayor closed the hearing. Commissioner Fockenbach moved to approve the ordinance and Commissioner Haney seconded; the motion carried without recorded opposition.
The ordinance updates the zoning map to reflect the applicant’s intent to combine the parcel with a nearby property and develop a cohesive self-storage project similar to existing facilities on Northeast Main Street. The commission did not record conditions or amendments to the ordinance during the vote.
The approval clears the zoning step; applicants must secure any required building permits and comply with applicable development standards before construction can begin.
