At a Feb. 27 special meeting, Chairman Calvin Collins told applicant Justin Schuessler that the parcel at 7580 W Lake St is likely nonconforming for the multi‑family use he requested under SUP2024-08. Collins said the Zoning Law requires a 20,000‑square‑foot lot and the parcel is "approximately 12,000 sf," meaning the change in use could make the lot more nonconforming.
Collins noted that the applicant was not changing the building footprint or number of stories, which could affect the board's review, but said the planning board will research how the zoning code applies and how the law treats changes in use. He added that the applicant may need to apply for a variance or could be advised to appeal a rejection to the Zoning Board of Appeals.
No decision was reached at the special meeting; the board expects to revisit SUP2024-08 at the March 20, 2025 meeting after staff and members review the applicable Zoning Law.
