The Avon Advisory Planning Commission on May 26 forwarded a favorable recommendation to the Town Council for ZA 26-01, a zoning map amendment to rezone 2.27 acres to C-2 (General Commercial) to permit a gymnastics facility, and approved Development Plan Review DPR 26-04 for Wright’s Gymnastics subject to conditions and a design waiver.
Petitioner Alt Construction LLC, represented by Dillon Reynolds of Spaceco, requested the zoning and the development plan to renovate an approximately 23,051-square-foot commercial flex building for use as a gymnastics facility. Staff recommended the favorable recommendation on the zoning amendment and recommended approval of Waiver A (a design-standards waiver under UDO 7.21(E)(1)) and the development plan subject to conditions.
The waiver would allow a new full-access driveway on Kingston Street approximately 80 feet from the Dover Street intersection; the Unified Development Ordinance requires a minimum 150-foot separation. Conditions recorded by the Commission require that a proposed pedestrian easement be submitted for approval by the Administrator and recorded prior to issuance of a building permit, and that ZA 26-01 receive Town Council approval before a building permit may be issued.
Commissioners moved and seconded the motions to forward ZA 26-01 to the Town Council and to approve Waiver A and DPR 26-04 with the stated conditions; all motions passed 5-0. The minutes show the item was moved on the agenda so the development plan would be heard after the zoning item; the file indicates no public comment was received during the hearing.
Next steps are administrative: Town Council consideration of ZA 26-01 and recording of the pedestrian easement before permits are issued. The minutes do not specify a Town Council hearing date or a construction schedule.
