Commission schedules Feb. 11 special meeting, reviews fences, Maple Avenue item and Axe Factory updates

The Canton Planning and Zoning Commission handled a range of administrative and staff items at its Jan. 21 meeting.
The commission scheduled a special hybrid meeting for Wednesday, Feb. 11 at 7:30 p.m. to receive an update from the affordable housing consultant and to continue that item in advance of the board of selectmen’s budget workshop.
On regulatory work, staff asked commissioners to review draft edits to fencing/electric-wiring language (two substantive choices: a version with a setback and a version without) and signage requirements for above-ground electric fencing used to deter wildlife or protect crops. Commissioners suggested limiting signage requirements to locations “reasonably accessible to the public” and anchoring electric-fence rules to bona fide agricultural use.
Staff reported on a long-outstanding site item at 61 Maple Avenue: wetlands staff agreed to allow an administrative resubmission to complete minor riprap/outfall work rather than require a full reapplication. Commissioners were comfortable handling the matter administratively.
On the Axe Factory site, subsurface soils investigations were delayed by winter weather; staff also initiated a market and fiscal-impact analysis tied to a Brownfields/TIF effort. The commission accepted the update and will continue review as studies are completed.
Meeting minutes for Nov. 19 and Dec. 17, 2025 were approved with typographical corrections.
