"We're proposing a 108‑room four‑story SpringHill Suites Hotel," Gensic said, adding that Marriott brand standards drive floor‑to‑floor heights and that a four‑story design reduces the building footprint and pavement while improving internal circulation.
Board members asked about site particulars, including apparent acreage, parking and a environmental study related to soil contamination from a former gas station/truck stop to the south. Gensic said the development is focused on the north side of the parcel to avoid contamination areas and that access would likely include two entrances from Tanner Boulevard with a potential connection to the frontage road near Sunchase Cafe and Taco Bell.
