Gilbert council postpones Higley–Ocotillo zoning case to May 19 after neighborhood concerns

Gilbert — The Gilbert Town Council unanimously postponed consideration of a zoning application for a retail center at Higley and Ocotillo to its May 19 meeting after councilmembers moved, seconded and carried a postponement vote 7–0.
Mayor Scott Anderson said the item (Agenda Item 22) had been the subject of a request to postpone so the applicant could address design and stipulation comments. The mayor polled the council and then accepted a motion to postpone the case to May 19, 2026.
Neighbors who spoke at the meeting urged the council to preserve the area's planned specialty commercial (SC) character. Andy, a resident of Marbella Vineyards near Higley and Ocotillo, told the council SC zoning supports a family-oriented neighborhood with small shops the community expects and recommended holding the zoning in place while development and park build-out continue.
Council members limited public comment to arguments about whether to postpone, and the council voted 7–0 to move the hearing date. The mayor noted that a postponement would give the applicant an opportunity to work with the neighborhood on design and stipulations and invited interested residents to return on May 19.
The postponement was recorded as Item 22 on the April 21 agenda; the council did not take a final vote on the zoning application at this meeting.
