Bryan County planning staff recommended, and the commission approved, rezoning 3689 Wilma Edwards Road from B1 (neighborhood commercial) to B2 (general commercial) and granted a related conditional-use permit allowing continued operation of a heavy automotive repair facility on the 7.86-acre site.
Staff found the property compatible with nearby commercial uses and said the applicant’s concept plan met zoning requirements for setbacks and landscaping. The conditional-use approval was contingent on meeting supplemental requirements for heavy automotive-repair facilities, including a streetyard buffer along Wilma Edwards, installation of an opaque fence to screen stored vehicles, and completion of any required curb and queuing areas prior to issuing a county business license.
Applicant William Cunningham said the proposal uses the existing building and parking layout and that the site plan satisfies required parking and landscape buffers. Commissioners directed staff to confirm whether additional conditional-use approval would be needed for vehicle-rental operations (U-Haul) reported during the hearing.
If the applicant installs the fence and buffer as required, staff said outdoor storage of disabled or wrecked vehicles may continue in a screened area for up to 30 days; noncompliance would subject the business to county code enforcement and license enforcement.
