Fall River Planning Board endorses four Form A/ANR plans, places waterways license on file

Planning staff presented five short, procedural items that the board treated largely as routine. The board voted to endorse an ANR to divide map D3 lot 8 so that adjacent owners at 10 and 30 Dale Street would each acquire portions; members noted proximity to South Pond and that on-site septic/leach-field arrangements would continue. "They're just subdividing it based on that," a staff member said, and the motion to endorse carried unanimously.
The board then endorsed a split of 227–233 Whipple Street (JV Whipple Residences LLC) into two parcels; the property had received a recent special permit and the board reiterated site-plan and utility conditions related to that permit. Next, Broen Properties LLC's plan to divide 69 Russell Broen Boulevard into three lots under a previously granted variance was endorsed, subject to the noted site-plan review and the variance conditions. The board also approved an ANR consolidating multiple assessor parcels for Palumbo Properties Inc. at 1155–1157 Pleasant Street and noted that a prior variance affecting a portion of the lot remains on record and may affect buildability.
Separately, staff presented a Chapter 91 waterways notice for Captain Joseph J. O'Connell Company, Inc. related to the construction of floats and docks on the Taunton River; staff noted the conservation commission had already signed off and that no landward improvements were part of the proposal. The board voted to receive and place the Chapter 91 application on file.
Members then approved the March 11, 2026 minutes and unanimously voted to adjourn.
