The Albany Planning & Zoning Commission on Tuesday approved design‑review application PA26‑014 for a two‑story addition at 807 Ramona Avenue, voting 5‑0.
Staff presented the proposal as a rear demolition and two‑story addition that would retain the existing front façade of a Mission Revival house. Associate Planner Mera Han said the subject lot “measures 5,000 square feet” and that the slides describe the existing house as “7,780 square foot” and built in 1928. Staff said the project would add a ground‑floor and a second‑story addition (presented in the materials as a “101 ft ground floor addition and 998 square foot second story addition”), result in a four‑bedroom, 3.5‑bath home and would not change the front elevation. Materials and details, Han said, are designed to match the Mission Revival style, with terracotta roofing and recessed divided‑light windows.
Han told commissioners the project requires a landscape plan because it exceeds the local floor‑area‑ratio threshold; staff also reported two written public comments in support and recommended approval, saying the project meets the R‑1 district development standards and is categorically exempt from SQA as presented.
During deliberations commissioners praised the plan set and renderings as a context‑sensitive evolution of the house. One commissioner asked whether the project would adopt electric systems; Rebecca Amato, the project architect, said the owners plan for an attached accessory dwelling unit where parents will live and that “they are planning to go fully electric with heat pumps and electric appliances throughout the house.”
A motion to approve PA26‑014 was made and seconded. Commissioners Mloud, Mowman, Pang, Pilch and Chair Pearson each voted yes; the commission approved the application. Staff said decision notices and project postings will remain in place during the two‑week local appeal period.
The commission did not modify the staff recommendation and imposed the standard findings and conditions of approval read into the record. No appeals were recorded during the meeting.
Next steps: the project team must comply with the conditions of approval and observe the two‑week appeal window before permits proceed.
