Somersill Mill wind development pulled after housing agency cites high costs

Keaney said the project was estimated to cost more than $600,000 per apartment unit for a proposed 52 units and that design fees and other upfront costs pushed total project costs far beyond what the housing partner could accept.
"I got a call last week from the Department of Housing ... 'Hey, it's too expensive. We can't afford this,'" Keaney said. He said town staff will convene an ad hoc group to decide whether to pause and reassess next steps before issuing any potential RFPs or pursuing alternative development options.
Keaney said the town would "take a breather for a couple of months" before deciding whether to repackage the site, recognizing the project's current cost profile made it infeasible under the terms discussed with the housing partner. No formal contracts or grant awards were presented during the meeting; Keaney characterized the information as a report from the housing contact and said additional internal discussions would follow.
