Gina Castanza Grant presented a zoning request and a parking-configuration variance for a parcel on State Highway 161. Gina said the applicant previously obtained a variance allowing a data center as a principal use and now proposes a warehouse; the current variance request is to allow parking in excess of 25% between the building face and the 161 right-of-way. Gina said staff's finding was that "no hardship exists" for the parking variance and that the inspections-permit system already contains an approved plan that would move the extra parking to the rear should the variance be denied.
Commissioners questioned whether the property owner could retain data-center entitlements or whether the commission should remove the data-center designation; staff said retaining the data-center option was possible and within the commission and council purview. Staff also described the illustrative site plan differences, including double-stacked front-row parking and potential truck-court and trailer-parking needs at the rear; landscaping and truck-court configuration were highlighted as outstanding design considerations. The work session did not record a final decision; the variance and rezoning will proceed to formal hearings where detailed elevations, landscaping plans and truck-court impacts will be considered.
