Commission continues Hunter Hill (Clubhouse Drive) house filing pending file number and mitigation narrative

The commission took the Clubhouse Drive (Hunter Hill) item out of order and heard a presentation about constructing a single‑family home on lot 127 within a larger senior housing subdivision. Evan Watson of Wen Engineering said the lot is within the 200‑foot vernal pool area but is outside the 50‑foot no‑build zone; he proposed targeted wetland mitigation by regrading and restoring an existing woodland road and adding native plantings to improve connectivity to a mitigation vernal pool created during the clubhouse project.

Watson said the lot was cleared prior to the current ownership and that most adjacent lots are new builds from a recent subdivision redesign. He described existing site conditions (an old wood road, compacted soils and limited topsoil) and proposed scraping and seeding the roadway with a woodland seed mix while holding the 25‑foot no‑touch zone and adding native shrubs such as red osier dogwood in buffer areas.

The applicant did not have an assigned file number at the hearing, and staff recommended continuation until a formal filing and a written mitigation narrative are submitted. The commission agreed to continue the item to allow staff to review the mitigation narrative on site and confirm that a formal filing and any required supporting documents (file number, mitigation narrative, and plan updates) are provided before approval is considered.

Next steps: applicant to provide a written mitigation narrative and obtain a file number; the commission will schedule a site visit and revisit the proposal at a future meeting.
