Staff described the project as a storage‑style condominium development of up to 10 units where owners would store and work on vehicles; each unit would include a restroom and workspace. An applicant representative said the concept is common in some southern states and that the owners are “willing to take a shot at it.”
Multiple supervisors and residents raised safety and access concerns because the primary approach, Cecil Henderson Road, is maintained by the state. Jack King and engineer Dan Dizzerth explained that the township can request but cannot require PennDOT to make road improvements; the board said it will continue to press the state but cannot force work on a state road. The board approved the plan contingent upon satisfying the township engineer’s comments.
Chair and staff noted the item is at the illustrative master‑plan stage and further approvals will be required for grading, roads and individual sites. The board’s action tonight keeps the application moving while preserving required engineering and permitting conditions.
