Milton DRB continues hearing on proposed triplex at 25 School Street, schedules site visit

The Milton Development Review Board (DRB) voted May 14 to continue the Major Site Plan hearing for a proposed triplex at 25 School Street until June 11, 2026, and to conduct a site visit at 5:30 p.m. that day.
The applicant, Dylan Corr, is seeking approval to construct a three‑unit residential building on Parcel #132022-003000, recorded as 4.08 acres in the Old Towne Residential/Commercial (M5) zoning district within the Town Core Planning Area. Chair Bruce Jenkins and board members reviewed the proposal and took testimony from neighbors who attended in person and by Zoom.
Neighbors Steven and Lois Thompson, Fabrian Rainville, and Richard and Jennifer Berg told the board they were concerned about the location of the property line, use of fill, proposed grading and stormwater management, and the scope of landscaping and screening adjacent to their properties. The board asked the applicant to provide a certified survey or other proof of the property line.
Board members enumerated a set of advisory items and required submittals the applicant must provide prior to final action. Among the key items requested were a Permit Navigator Summary or Project Review Sheet, responses to Technical Advisory Committee (TAC) comments, documentation of buildable lot area for density calculations, a highway access permit and inspection for work in the School Street right of way, compliance with driveway standards (section 3002), clarification of grading and fill to determine conformance with section 3007, local and state approvals for water and wastewater connections, and an erosion control and stormwater management plan for Public Works review (sections 3009 and 3010). The board also asked for wetlands and buffer delineation, a parking plan, a lighting plan, waste storage details, and landscaping and street‑tree proposals.
Nick Smith moved to continue the hearing and to schedule a site visit on June 11 at 5:30 p.m.; Bill McSweeney seconded. The motion carried unanimously. The DRB noted that once the applicant submits the requested materials the board will take up the application at the continued hearing; no final approvals were issued at the May 14 meeting.
