Planning Commission approves minutes and hears director’s report on bridges, opportunity zone and development projects

Director Larson delivered the director’s report. Key updates included:
- Milroy/Clarks Creek (70th Street) bridge: Pierce County completed a level‑1 screening and narrowed replacement options to three bridge types (spliced precast prestressed concrete girder; steel plate girder; tied‑arch). The project team will apply level‑2 criteria in July and hopes to select one bridge type by year-end.
- Square‑footage tax and ADU preapproved plans: Staff said outreach to warehousing and other businesses will begin in coming months; Pierce County’s preapproved ADU design concept may allow Fife to buy into a set of ADU plans for a nominal fee.
- Opportunity Zone application: Fife submitted an application to designate a large census tract as an Opportunity Zone; Larson said staff received support letters from the Puyallup Tribe, a Pierce County council member, the mayor of Tacoma, the Port of Tacoma and local economic development organizations.
- Project permitting: Building permits for Chateau Rainier’s rehabilitation have been issued though mechanical and plumbing permits remain to be completed; Blue Sky (55 townhomes) is preparing to move dirt and Riverwalk (24 single-family homes) will likely have a preliminary plat hearing in the coming months.
The Port Tacoma Road project is in preconstruction and contractors have begun mobilizing at some sites. Chair Waldner adjourned the meeting at 7:48 p.m.
