Vienna board flags frontage uncertainty on proposed two-lot subdivision at Stone Barn Road

Mark Corey told the Planning Board on May 15 that he intends to subdivide his 42-acre property at 780 Stone Barn Road into two lots, one of which would be 6.237 acres to be sold.
Board members reviewed the plat and said the map notations did not make clear whether the proposed lot would meet the town’s current frontage standard — defined in the existing zoning law as one-quarter of the original frontage or 200 feet, whichever is greater. The board noted that changing the ordinance to alter that requirement is a separate, recommended zoning-law update, but until the code is amended the Planning Board must enforce the current standard.
Mr. Corey was advised to consult his surveyor to clarify the plat; the board also noted he may request an area variance from the Zoning Board of Appeals if the lot does not meet frontage requirements.
The board did not take a formal vote on the subdivision at the May meeting and no final action was recorded.
