Planning commission recommends Board approval for Brandywine Square plan to split former Chili’s into two restaurants

The East Caln Township Planning Commission unanimously recommended that the Board of Supervisors approve a conditional use application from Brandywine Square to divide the former Chili’s tenant space into two separate restaurant units.
Alyson Zarro, Esq., representing Brandywine Square shopping center, presented the application for Tax Parcel No. 40-2-88.2, located in the OC-3 zoning district, saying the proposal would convert existing demising walls in tenant space P4 to create two new tenant spaces intended for restaurant uses without drive-thru or curb-side service. Representatives of the property owner, Jim Oeste and Joe Nosti of Allied Properties, answered commissioners’ questions about the proposed layout and uses.
On a motion by Patricia Haas, seconded by Gary Sheridan, the commission voted unanimously to recommend approval of the conditional use application as presented. The commission’s recommendation is advisory; the Board of Supervisors must still consider and formally decide the application at a future meeting.
The item references Sections 225-3 and 225-10.F of the Township Zoning Ordinance and cites Section 225-10.F(2)(d) for permitted restaurant uses in a Major Retail Development. No public comments on the application were recorded in the minutes.
