The Saratoga Springs Zoning Board of Appeals on June 10 completed SEQRA review and approved area variances necessary to subdivide 16 Marion Ave into two lots.
Stephanie Ferradino (speaker 17), representing the applicant, told the board that the Planning Board had recommended a north–south lot orientation; the revised layout reduced the amount of relief requested. The board then worked through EAF Part 2 and concluded the proposed subdivision would have no significant adverse environmental impacts, issuing a SEQRA negative declaration.
The board’s draft motion lists dimensional relief for front and rear setbacks and explains that the structures are preexisting and the proposed split would bring the lots closer to district compliance. The motion also notes that permeability requirements would be met and that the Planning Board’s advisory recommendations shaped the lot configuration.
Board members then voted on the variances and the SEQRA finding. The motion passed on roll call, with the board recorded as in favor 7–0. The board’s decision includes conditions to rebuild within existing footprints where applicable and directs staff to coordinate filing with county/municipal records as required.
The applicant will proceed with subdivision filings with the Planning Board as lead agency for final plat approval; the ZBA approvals provide the dimensional relief required for that filing.
