The Village of Rothschild on March 9 approved a package of documents for the Cedar Creek Haven development, including a Development Agreement, Subdivision Agreement and Restrictive Covenants.
Village Administrator Ryan VanDeWalle said the agreements update terms presented in fall 2025 and structure financing as a pay‑go arrangement in three phases running from 2026 through Dec. 31, 2032. He said the agreement specifies a 70/30 pay‑go split and that the project is expected to generate about $200,000 in additional annual increment for TID #2.
VanDeWalle said the subdivision agreement had been reviewed by the village attorney and the developer’s attorney. Trustees approved the development, subdivision and restrictive covenant documents unanimously on a motion by Bill Schremp with a second by Sam Stroik.
The approvals allow the village and developer to proceed under the agreed timeline and financing structure; the record does not show any subsequent board action on closed-session property negotiations discussed later in the meeting.
