Chickasha council approves multiple rezonings on West Minnesota Avenue amid flood-zone and pedestrian concerns

The Chickasha City Council on June 1 approved a sequence of rezonings along West Minnesota Avenue following public hearings and staff recommendations.

Jessica (speaker 13), a city planning/staff representative, told the council that the planning commission had recommended approval for the applications and that staff recommended approval despite one letter of opposition in one case. Among concerns raised in public comments and by council members were the sites' FEMA flood-zone status and potential impacts on pedestrian routes to nearby Lincoln School; Jessica said the city's chief building official would review floodplain and elevation requirements and that sidewalks would be required as part of development.

Applicants and property owners described plans for commercial infill consistent with adjacent C-2 properties. For the block containing 223–227 West Minnesota an applicant said primary tenants would include pediatric-focused therapy clinics and that he had purchased adjacent lots to develop the entire block.

Council approved the following ordinance items (transcript references): ordinance 20 26-11 (rezoning 225 West Minnesota from R-1 to C-2), ordinance 20 26-12 (rezoning referenced property identified on the agenda), ordinance 20 26-13 (rezoning 223 West Minnesota), and ordinance 20 26-14 (rezoning 209 Minnesota). Staff noted that prior similar applications had been considered and that site-specific FEMA and building-code requirements would apply to any future construction.

Council recorded roll-call approval for each ordinance during the meeting.
