Nash County approves Strickland Bros. conditional rezoning to allow 16,000-sq.-ft. expansion

The Nash County Board of Commissioners on May 4 approved Conditional Rezoning Request CZ-260401 to rezone a parcel to GI-CZ (General Industrial Conditional Zone) to permit expansion of an existing metal fabrication and machining operation, including a proposed 16,000-square-foot assembly building.

Planning Director Adam Tyson told the board the Technical Review Committee and the Planning Board recommended approval subject to development conditions. The staff statement noted the request is inconsistent with the county’s 2022 Comprehensive Land Use Plan recommendation for industrial uses but justified approval because the existing operation predates the plan and the site meets other location criteria.

The board adopted four development conditions, including limiting the site to metal fabrication and machining operations, requiring development be consistent with the approved site plan and the Nash County Unified Development Ordinance, and requiring petitioner consent in writing to the attached conditions. Andrew Strickland of Strickland Bros. Enterprises spoke in support during the public hearing; no other members of the public opposed the rezoning at that hearing.

The approval enables the company to expand its existing operation but requires adherence to the listed site-plan and permit conditions before construction.

The board’s action took effect immediately as a zoning map amendment subject to the stated conditions; staff will oversee compliance and any substantial design changes may require re-review.
