The Tippecanoe County Board of Commissioners voted to approve two rezoning ordinances on June 1.
Staff planner Ryan presented Ordinance 2026‑15 for the Millbrook development, saying the applicant seeks to convert R1T and R3 zoning to R1B to allow single‑family detached lots with a roughly 6,000‑square‑foot minimum. Ryan described the change as a modest density adjustment consistent with the county’s comprehensive plan. Kevin Riley of RTS Law, representing the petitioner, said there has been limited market interest in townhome product in the area and characterized the rezoning as a cleanup of an earlier omission. No public opposition was offered and the ordinance passed on roll call 3–0.
The board then considered Ordinance 2026‑16 for Rail and Road LLC, a downzoning from I3 to I2 to support an auction‑house operation (office and storage). Ryan told the board staff and the planning commission recommended approval; Kevin Riley said the petitioner intends to build a roughly 16,000‑square‑foot warehouse for online auction operations. No public opposition was recorded and the ordinance passed 3–0 on roll call.
Both approvals were recorded by roll call and the chair instructed staff to proceed with the administrative steps required to implement the rezones.
