Commission orders peer review for stormwater at 123 Dudley after applicant reduces impervious area

The Wayland Conservation Commission on March 4 authorized staff to hire a peer‑review consultant to evaluate stormwater plans for a proposed single‑family home at 123 Dudley (DEP file no. 322‑1061) after the applicant submitted revised plans.
Representatives from Dillis & Roy and Actwo Architects said the revised design reduced the total proposed impervious area inside the wetland buffer by about 1,000 square feet and relocated the construction entrance to a higher portion of the site. The applicant indicated they will retain several trees. The applicant requested to begin the peer‑review process.
Commissioner Lisa Aubin asked whether tree removal near the water was still planned; the applicant’s representative said trees would be kept. Aubin also inquired how a proposed green roof would factor into stormwater calculations; the applicant said the green roof would not fully mitigate runoff, so catch basins are proposed to comply with town standards. Vice Chair Shannon Fischer suggested using a diverse plant mix on the green roof.
Commissioner Luke Legere moved and Commissioner Clifford Lewis seconded a motion authorizing Conservation Administrator Linda Hansen to hire a peer‑review consultant to examine stormwater for the project; the motion passed on a 7‑0 roll call. The hearing was also continued to March 25, 2026, to allow peer‑review findings and any plan revisions to be considered.
