Councilmembers reviewed proposed amendments to Section 4-10 (Notification of Permit Applications) April 21 and directed staff to revise the ordinance language to clarify what constitutes "major development" and to include certain major remodels in the 200-foot notice requirement.
Planning & Zoning and staff recommended that contractors notify owners of properties within 200 feet of a construction or major-renovation site, with measurement from the property line. The Commission recommended extending notice to both HOA governance and individual property owners in deed-restricted subdivisions. Council discussed whether remodels that do not add square footage nevertheless impose construction impacts on neighbors and directed staff to incorporate elements of a major remodel into the ordinance definition. No formal council action was taken on the ordinance at this meeting.
Council clarified that the 200-foot measurement would be made from the property line, consistent with practices used by the Zoning Board of Adjustment, and asked staff to return with revised redline language.
