Commission hears Scenic Loop Road major development plat for I‑10 corridor, approves with condition

Joanne Marie Andrade of the City of Boerne planning department presented the major development plat for 31905 Interstate 10 and Scenic Loop Road, a roughly 4.254‑acre site proposed for three one‑story commercial buildings. Staff said the site is zoned C‑2 and lies within the entrance corridor overlay district and that the plat complies with subdivision regulations when conditioned to substantially conform to the submittal dated 05/18/2026.
Commissioners questioned setbacks, right‑of‑way dedication and driveway spacing along Scenic Loop Road. Staff explained the project's traffic analysis and said two driveways were included because the fire marshal required two points of access; one driveway will be restricted to right‑in/right‑out to limit left‑turn conflicts, and staff said a dedicated right‑turn lane will be constructed as part of the project. Commissioners also raised lighting, buffering and dumpster placement to minimize impacts on adjacent residential neighborhoods; staff said site‑development review would address those details and ensure compliance with the Unified Development Code.
A condition that the east (furthest‑east) entrance be designed as right‑turn‑only, subject to city engineer approval, was added to the approval motion. Commissioner Keller moved to approve with that condition and Commissioner Gates seconded the motion. With that condition in place, the commission moved the item forward.
Next steps: staff will include the condition about the east entrance and the city engineer will analyze and sign off on the final driveway configuration during right‑of‑way permitting and site‑development review.
