Board approves McIntyre Heights final PRD for 77 homes on 38.7 acres

Mr. Shoup of Shoup Engineering advised the Board that the final plan "is consistent with the tentative PRD plan" previously approved and that the outstanding conditions cited by the Planning Commission have been addressed; he recommended approval contingent on the Planning Commission’s stated conditions.
The applicant, Richland Holdings LLC, proposes 21 single‑family homes, 24 townhomes and 32 duplex units — 77 total dwellings — on 38.7 acres in the R‑2 Semi‑Suburban Residential district on McIntyre Road, Gibsonia (lot 1666‑S‑249). A Planning Commission recommendation to approve the pre‑final plan was delivered at the Nov. 26 meeting and the Board incorporated that recommendation into its approval.
During discussion Solicitor Robb and Mr. Shoup clarified an open item about consolidation of a parcel at the end of Hadley Court; Mr. Shoup said the parcel is to be consolidated as open space with notation that it be offered for future dedication. Supervisor Hollibaugh moved to approve the final PRD conditioned on Planning Commission items; Supervisor Smullin seconded and the motion carried by voice vote.
The Board's motion explicitly conditions approval on completion of the Planning Commission recommendations and related engineering notes; recorded conditions will be incorporated into the final plan and the township’s file.
