The North Berwick Planning Board voted 4‑0 Jan. 8 to approve the final plan for the Country Woods minor subdivision on Lebanon Road (Map 007 Lots 015 and 017). Acting Chairman David Ballard opened the public hearing and heard questions from abutter Beverly Wood about lot layout and water assessment before the board took action.
Planning Coordinator Matt LeConte provided attendees a sketch, the applicant’s drainage map and the soil‑scientist report, saying Michael Moreano located test pits and that contour lines show a natural drainage pattern to the north and toward an identified wet area. LeConte said the project is not yet under construction and that ground disturbance is expected to be minimal; the proposed house locations were described as sufficiently separated from wetlands.
Board members said the town’s new planner is preparing final findings of fact and is expected to be at the next meeting to sign documents. Mark Reed moved to approve the plan, Jack Olea seconded, and the motion passed unanimously, 4‑0.
The approval completes local review of the four‑lot subdivision in the Farm and Forest zoning district; LeConte said required signatures and the planner’s findings should be finalized at an upcoming meeting.
