Planning board approves house, guest-house and pool variances; asks for clearer surveys and site plans on continued items

At its meeting the Planning & Zoning Board approved a series of residential variance requests and continued or conditioned several others pending additional materials.
Key approvals included:
- A variance to reduce the rear setback from 10 feet to 5 feet for a screened pool enclosure at 118 LaMago Lane, approved after staff said the rear property abuts a common element/forested area and no neighbors objected.
- A variance to increase a guest-house maximum from 500 to 650 square feet at 141 Menendez Road so the applicant can accommodate an adult family member with serious mobility needs; the board emphasized that the structure as approved will not include a stove and that lot-coverage limits remain in force.
- Several lot-level conservation-overlay removal requests in the Pantano / Madera subdivisions to accommodate new houses were approved with the expectation that applicants will submit detailed lot-grading, arborist, and mitigation plans at permitting.
In several items — most notably the accessory structure at 78 Sanford Street — board members requested updated certified surveys and overlay plans that show original building footprints, pool locations and impervious-area calculations before the item can be approved; that item was continued to the July 7 meeting to allow applicants to produce the requested documents.
The board repeatedly stressed that staff does not automatically inherit building-department survey data and that applicants must provide certified surveys and clear site plans showing pool shells, retaining walls and eaves if those details affect setbacks and lot-coverage calculations.
