Resident’s letter warns of unchecked development along Route 278 in Bluffton
Summary
A 20‑year Beaufort County resident submitted a letter asserting that rapid development along Route 278 between I‑95 and Hilton Head lacks infrastructure, harms trees and wildlife habitat (citing Pepper Hall and the headwaters of the Okeechee River), and asked the commission about preservation and the county's four‑year plan update.

The planning commission accepted for the public record a written letter from Sherry L. Knight, a 20‑year Beaufort County resident, raising concerns about unchecked development along Route 278 in Bluffton.
In the letter read by the chair, Knight said the stretch between I‑95 and Hilton Head is being developed without adequate infrastructure, that much of the land is described as ‘‘mixed use’’ but lacks supporting services, and cited a tract called Pepper Hall at the headwaters of the Okeechee River as an example of land clearing that worries neighbors. The letter asked what the county is doing to preserve land and whether the county’s four‑year plan has been updated; the writer said she had already contacted a county council member (Weston Newton) and encouraged the planning commission to provide an illustration of projected development and road plans for the next five years.
The chair said the letter would be filed for the public record. No staff response or action was recorded on the subject during this meeting.
