Applicant representatives Mark Jones and Tony Luongo briefed the commission and said the property will be subdivided to separate a home located along Route 772 from the farm. They reported new percolation (perk) tests have been completed, including for the house parcel.
The application seeks multiple waivers and modifications to the Subdivision & Land Development Ordinance and the township Stormwater Management Ordinance, including requests related to preliminary plan processing, right‑of‑way dedication, landscape plan requirements and storm‑sewer depth and slope standards. RETTEW’s review letter dated April 27, 2026, lists technical and design comments the township requires the applicant to address.
Commissioner Carrol Ehrhart moved to recommend conditional approval subject to the applicant resolving the items in the RETTEW April 27, 2026 letter to the township’s satisfaction; Commissioner Dennis Shellenberger seconded. The motion passed with all voting in favor.
Next steps: the approval is a recommendation conditioned on the applicant meeting the consultant’s comments; the plan’s final administrative sign‑off will follow once those items are resolved to the township’s satisfaction.
