The Zoning Commission continued a major site‑plan amendment May 19 for Texas Truck Shop at 9330 Northeast Loop 410 after neighborhood members questioned whether outreach and petition materials had been submitted in time for the meeting.
Counsel Jose Gallegos and owner Alvarado told the commission the repair shop has operated at the location for decades and needs to expand from an approximately 5,000‑square‑foot footprint to about 15,000 square feet so work currently done outdoors could be moved under cover. They said the change would not alter the business’ use classification — the property already operates with a conditional use for truck repair — and that the request is a major site‑plan amendment rather than a zoning map change.
Staff advised commissioners that a major site‑plan amendment requires public notice and review because it increases building footprint, impervious cover and potentially intensity of operations. Several neighbors objected that a petition and signatures supportive of the owner were delivered too late to be counted in the official notice tally. One neighborhood resident also asked the commission to deny an expansion that would intensify heavy vehicle activity abutting a small residential block.
Commissioner Loesseff moved to continue the item to the June 16 docket so staff can verify petition addresses and the applicant can conduct additional neighborhood outreach. The motion passed on roll call.
Next step: applicant and counsel will work with staff to confirm setback, 30‑foot rear buffer and verify petition signers; the case will return for the June 16 hearing.
