The zoning board approved relief for a one‑story sunroom at 4 Kings Way after finding the lot’s narrow frontage and steep topography create a practical hardship.
Samuel Robertson, the project architect, told the board the private road counts as the front setback and the lot’s unusual shape and slopes make the proposed sunroom the least‑impact option. "The lot is narrow and has steep slopes; the proposed addition is modest and compatible with the neighborhood," Robertson said.
Board members agreed the combination of topographic constraints and lot shape supported a finding of hardship under the bylaw, subject to conditions: the applicant must submit revised plans (Studio North Home Design, revised 04/24/2026) and retain existing tree screening or equivalent landscaping so the sunroom cannot be seen from Kings Way.
The motion to approve passed unanimously among members present.
