The zoning board voted to approve a special permit allowing work at 7 Rosedale Avenue that will replace an enclosed, nonconforming front porch with a smaller open porch and add a second‑floor bedroom.
Applicant Arman Aparo told the board he plans to remove an existing 4×15 enclosed entry and rebuild a 5×14 open porch shifted about four feet to the left, and to add a second story to provide bedroom space in the small house. “This is for bedroom space,” Aparo said, adding the changes reduce the porch’s projection even while the house’s interior area increases.
Board members said the proposed work generally improved the front‑yard footprint and concluded the project would not be “substantially more detrimental” to the neighborhood than the existing condition. The board’s approval was conditioned on construction substantially matching the submitted plans and the site plan prepared by Mill River Consulting (plans dated 11/06/2025 with revisions dated 01/29/2026).
The motion to approve was seconded and carried with all members present voting in favor. The permit was granted under sections 7.2 and 12.5 of the town zoning bylaw and requires the applicant to build in accordance with the approved plans.
The board recorded the vote and directed staff to finalize the decision language and file the permit.
