The Planning Board reviewed updates for the Majestic Regency Resort project and agreed to carry the item forward with several staff recommendations after a presentation from Sam Patel, managing member of Ryan LLC, and consultant Henry.
Staff confirmed receipt of a final boundary survey and identified a small corner of a building that encroaches on a 15‑foot setback; staff advised that a mislocated‑building appeal to the Zoning Board of Appeals will be required. The applicant agreed to pursue the ZBA appeal; Michael said prior mislocated‑building appeals at the site had been handled quickly.
Mike and the applicant discussed pavement‑widening options (gravel, pavers or pavement), dumpster screening and removal of invasive species and large pine trees near the pool; the proposal includes replacement shade trees along Route 1. The board expressed support for fencing or screening around the dumpster to reduce windblown litter and animal access.
The board also asked for clear plan notes about employee housing and maximum occupancies. Staff recommended showing lodging notes for seasonal workers and maximum occupancy per bedroom on the plan; the board approved that approach and set item deadlines: September 30 for pavement/parking items and October 30 for tree planting and landscaping associated with the year‑round operation approval.
The board voted that a public hearing was not required and continued the application for 60 days to allow the applicant to provide updated plan sheets and required clarifications.
