The Monroe Township Zoning Board of Adjustment on Oct. 13 approved variances for John Rosselli for his property at 1311 Whispering Woods Drive, allowing a side‑yard setback of 1.75 feet where 7.5 feet is required for an existing 12‑by‑64‑foot shed and legalizing a driveway that exceeds the permitted width by approximately six inches.
Rosselli testified the shed predates his ownership — neighbors told him it has been in the same location for roughly 30 years — and said moving it would effectively require demolition and rebuilding. He told the board he discovered the zoning nonconformity during a permit application after receiving a stop‑work order on an unrelated project. "It has been there three owners ago," Rosselli said.
Board members asked about site history, drainage and the size of the shed. Mr. Kak summarized the practical effect: the structure has been in place for years with no reported problems. Mr. Hefner cautioned Rosselli that if the shed is later destroyed and rebuilt, the owner would need to return to the board for approval. Rosselli acknowledged that requirement.
After hearing testimony and closing the public portion with no objections, the board moved to approve the requested C‑variances. Chair Mr. Fury summarized the relief sought and instructed that the approvals will be memorialized at the next meeting and emailed to the applicant and the zoning office.
The approval is subject to standard memorialization and any necessary permits or waivers the zoning office requires.
