City staff reports gaps in short‑term rental registrations ahead of July enforcement

City staff told the Las Cruces City Council on June 1 that significant numbers of short‑term rental listings remain out of compliance with the ordinance adopted in December and that outreach will intensify before enforcement begins in July.
Community Development Director Chris Faber provided the numbers: through the end of 2025 staff identified 624 short‑term rental listings and an additional 101 listings appeared in early 2026, for roughly 725 total listings under review. "We have had about 122 register with Visit Las Cruces, about 72 register to get their business registration, and then only about 35 who have done both," Faber said, noting that staff mailed letters to property owners and is following up with phone calls and emails.
Faber said the short‑term rental definition excludes hotels, motels and bed-and-breakfasts and covers dwellings rented without intent to become a residence and typically listed on third‑party platforms. Staff has also created a dedicated web page and communications effort to highlight short‑term rental compliance, and will coordinate enforcement with code and other departments when the ordinance takes effect in July.
What to watch: staff indicated outreach and compliance verification will continue over the next month, with Visit Las Cruces assisting on the registration side. Council members had no substantive objection recorded in the meeting transcript.
