Jillian of Greenbrook Pharaoh said the proposed building would be about 8,091 square feet, reduced from the existing roughly 10,700 square‑foot structure, with limited site work to raise the building above the floodplain and add ADA access and electric‑vehicle parking stalls.
Staff and the township engineer characterized the application as a likely candidate for a waiver of full land‑development review because the project reduces impervious area and proposes limited disturbance, though it will still require a stormwater agreement and compliance with consultant comments. Township engineering and planning consultants proposed conditions including limited frontage ADA ramp updates and addressing items in review letters from Bowman and Gilmore Associates.
Commissioners voted to recommend moving the waiver to the full board with the condition that the applicant incorporate consultant and staff recommendations and provide a resubmission in time for formal review. Staff suggested the full board consider the item at the June meeting to allow for consultant review and finalization of required permit materials.
