The team said the plan would remove two small, underused buildings, pave and stripe an asphalt lot intended for valet storage and operations, and screen the lot with a six‑foot fence and plantings on three sides abutting Oak Street, an MBTA right of way and adjacent properties. The designers estimated roughly 42 parking spaces in the constrained area and said the lot would be closed when not in use; bollards and chains would secure the openings. The applicant described the fence as a white cedar (stockade) option but indicated they would consider more refined board profiles or horizontal boards after board feedback.
Board members raised several operational and streetscape concerns: the lot layout is tight for turns and tandem parking, several dimensional waivers will be required from the Planning Board, the planting strip along Oak Street is only about four feet (limiting opportunities for shade trees), and the MBTA right of way constrains planting options on the rail side. The applicant said they will pursue waivers, include snow‑removal and stormwater O&M plans in the formal filing, and run final layouts by valet operations staff to verify turning requirements.
The board treated the presentation as informal feedback and agreed to send comments to the applicant; the project team said they plan to file a special‑permit/site‑plan application in July or August.
