Ware Malcomb civil engineer Lauren Layer said the southern ~13.5 acres of the parcel would be preserved as green space, which the applicant estimates would provide about a 600‑foot buffer between the truck court and adjacent single‑family residential properties.
Jack Chatman of Transwestern (TDC Logistics affiliate) said the proposal would include two driveways from Washington Road, respect stream buffers on site and place a detention pond at the rear. Chatman said the applicant is open to subdividing the preserved portion and discussing whether the green space should remain privately owned or be dedicated as a public green‑space asset.
A resident asked whether the project aligns with the city’s comprehensive plan rewrite. Staff responded that the comprehensive plan was approved by the City Council on April 28, 2026, and that the parcel’s current future‑land‑use designation does not match the applicant’s requested industrial designation. The applicant argued the site is appropriate for light industrial uses because it is under a half‑mile from I‑285 and adjacent to the Camp Creek Business Center.
Questions from staff and the public covered buffers to the north (50‑ft undisturbed per code), potential lot subdivision to preserve the southern ‘flag’ portion as AG1 or dedicate it as green space, site constraints posed by streams and parcel shape that make single‑family development impractical, and whether the project is speculative: the applicant said the project is early in pre‑development, has no committed tenant and would be marketed to regional brokers; the building could be designed for up to four suites with 1,000–5,000 sq ft of office space per suite depending on tenant needs.
No formal action was taken at the information meeting. The application will advance through the city’s rezoning and plan‑review process, including a Planning Commission hearing on July 15, 2026.
