Nolan Kakorus, an attorney with Bonenk & King representing National Grid, described the application as a subdivision of a 1.8-acre parcel that creates a roughly 0.2-acre lot for the regulator station and leaves about 1.5 acres remaining. The project is at an early design stage; Kakorus told the board National Grid will return for site-plan and any special-permit approvals once the design is finalized.
City Community & Economic Development staff recommended a SEQR negative declaration, noting compliance with minimum lot sizes for the C1 local commercial district. The board voted to issue the negative declaration and then approved the subdivision; both motions carried unanimously.
Next steps: National Grid will finalize site plans and return to the Planning Board for site-plan and permit review as required.
