The Site Plan Review Technical Advisory Committee voted on Jan. 6 to forward a preliminary and final subdivision plan for 409 Lafayette Road to the Planning Board with conditions. The application, presented by Eric Wein of Altus Engineering on behalf of owners Nicole and William Douglas, seeks to split an existing residential parcel into two lots with a shared access easement to the rear lot.
Wein explained that the property (assessor map 230 lot 22) is about 30,398 square feet with 100 feet of frontage and that a back‑lot variance for a lot with no frontage was granted in September. The proposed rear lot would rely on a utility easement along the southern boundary; Wein said the Douglases plan to live in the renovated front house and build on the rear lot at an unspecified later date.
DPW reviewed a turning template showing a fire truck could maneuver into the site using the shared driveway and requested coordination on utilities, a clear address placard for the rear unit, and that stormwater management for the rear lot be designed at time of building permit. The committee’s motion to forward the plan to Planning included conditions: add the address placard, include the lot number on the final plan, correct a note about a 4‑inch PVC sewer lateral, show the proposed electrical hookup, and make approval contingent on final DPW agreement.
Next steps: the applicant will update the plan per the TAC conditions and the submission will proceed to the Planning Board; DPW will finalize utility details before final approvals.
