Engineers for Sagamore Avenue CBC LLC presented a site plan on Jan. 6 seeking approval to demolish an existing structure and build four standalone condominium units at 1151 Sagamore Avenue. Drew Olahowski of Haley Ward outlined the layout, utility connections and a rain garden intended to capture most on‑site stormwater.
Olahowski said the team had installed water stubs and planned to tie sewer work into a force main stub; each unit would use a private grinder pump tied to a trunk line. He described traffic expectations as modest given the project’s four units and said preliminary DOT comments had been incorporated.
DPW staff raised several substantive concerns about the submitted drainage study and the site’s existing topography, saying there were too few test pits to confirm existing runoff and warning that redirecting water to a trail behind the site could increase flow onto city property. “Idon’t find it plausible,” DPW staff said of the submitted drainage work and asked for a redesign and a sit‑down meeting with the applicant to align the study with on‑site conditions.
The applicant agreed to meet and to consider detention or other measures to slow runoff. The committee closed public comment and approved a motion recorded in the minutes to move forward with follow‑up coordination before the next submission.
Next steps: the applicant will work with DPW to provide additional test pits, revise the drainage design as needed, and return with updated engineering documentation.
